6th & Walsh Mixed-Use Project

The 6th & Walsh project is a mixed-use development with residential and retail uses. The development team is seeking a light industrial designation from the city of Austin to allow new construction to reach 120 feet tall. The project includes almost 300 residential units and about 21,000 square feet of retail space. The zoning change is a loophole found through Austin's outdated land development code, allowing residential, restaurant, and cocktail lounge uses while prohibiting most industrial and commercial uses. The project plans include a 60-foot building on Sixth Street, a 90-foot building in the middle, and a 120-foot building along Fifth Street. A groundbreaking is tentatively scheduled for March.
