Concrete Repairs: Balcony top surface partial depth, full depth, edge, and overhead soffit repairs along with vertical repair patch locations on the parapet walls. 2. Balcony Waterproofing Membrane: Install new sealant at balcony perimeter, balcony concrete cracks, and railing posts/baseplates. Prepare balcony concrete deck and apply new urethane waterproofing membrane. 3. Balcony Soffit Acrylic Coating: Power wash and prepare balcony soffits. Apply acrylic coating to soffits and balcony undersides. 4. Elastomeric Parapet Wall Coating: Power wash and prepare balcony parapet walls. Install new acrylic-based elastomeric coating. 5. Elastomeric Sealant: Install new urethane sealant at areas described in #1 Concrete Repairs above, as well as fa?ade to balcony underside, fa?ade to balcony parapet walls, and vertical joints between Juliet balcony concrete slab edges. 6. Balcony Scupper Extensions: Install stainless steel scupper extensions at balconies. 7. Metal Balcony Railings: Paint Juliet railings, replacement of railing post sections with significant loss as identified by consultant (see detail 7/A003), and Fill railing posts with pourable sealant up to newly drilled hole in railing post.
