Description | The project consists of the reconstruction of Bridge Street and the expansion of utility services into the former mill site. Utility and transportation infrastructure renewal on Bridge Street from Main Street to Miramichi Avenue and the installation of new utility infrastructure servicing the redevelopment of the Bathurst Mill Site The project seeks to unlock residential and commercial development opportunities in and around the old mill site in Bathurst. The site has remained dilapidated since the mill closure in 2005. The installation of utility infrastructure will allow the property to be subdivided and sold to developers for prime waterfront developments. It is estimated that over 400 residential units and multiple commercial spaces are possible on the site, however utilities are not present, and the condition of the surrounding area is not attractive for prospective buyers. The reconstruction of Bridge Street will re-invigorate the area and create an appealing opportunity for developers to invest. The main outcome of the project is the revitalization of the old mill site and surrounding area. The property values are expected to increase causing supply for developers who can produce housing stock and commercial space. The benefits will reach far beyond the immediate area causing a revitalization of the entire downtown and east Bathurst. Our housing needs assessment has outlined the requirement of an additional 165 housing units per year for the next 10 years. Unlocking this property for development will be key in reaching these lofty projections. Increased housing stock will unlock currently occupied lower socioeconomic regions for lower income earners to afford a place to live. |
