   Brookfield India Real Estate Trust (BIRET) is a listed real estate investment trust sponsored by BSREP India Office Holdings - V Pte. Ltd. (Sponsor), an affiliate of Brookfield Corporation (formerly known as Brookfield Asset Management Inc.). BIRET is managed by Brookprop Management Services Private Limited (Investment Manager or Manager). It owns one of India's largest Grade A office portfolios, spanning 24.3 million square feet of operating leasable area across key business districts of Gurgaon, Delhi, Noida, Kolkata, and Mumbai. The REIT's framework comprises Special Purpose Vehicles (SPVs), which own the assets, and an Investment Manager who manages the assets and investments of the REIT. The asset SPVs are managed by Candor India Office Park (CIOP) and Mountainstar India Office Parks Private Limited (MIOP), which act as the property managers. The relevant asset SPVs outsource integrated property management services to International Property Consultants (IPC's), who provide a range of services, including facility management services such as housekeeping, security, and technical services through third-party service contracts. IFC has been providing BIRET pursuant to an Engagement Letter dated November 28, 2024, a comprehensive package of advisory services on Greening Real Estate Investment Portfolios (“GRIP”), Excellence in Design for Greater Efficiencies (“EDGE”) Advanced certification and Building Resilience Index (“BRI”) to support BIRET's efforts of climate mitigation and climate adaptation..
