Background: The existing Insulated Roofing Membrane Assembly (IRMA) roofing system is extensively damaged and is very difficult to repair. IRMA systems are not suitable for northern climates, being subject to harsh weather conditions involving frequent freeze-thaw cycles and icing. Leaking is extensive, dripping onto mechanical and electrical control systems, clinical spaces in the topmost floors, and accelerating damage to the building roof flashing and exterior masonry wall structural supports underneath (also requiring extensive repairs and currently also a program priority). |
