Description

The CyrusOne data center project in Yorkville covers 228 acres and includes eight single-story warehouses totaling 1,854,805 square feet. The project features an 800,000 square foot electrical substation with a full electrical capacity allocation of 480 megawatts from ComEd. Construction began in spring 2026, with phased warehouse construction over 10-20 years and the first building expected operational by Q1 2028. The project includes new water usage limits, reducing maximum daily water consumption from 500,000 gallons to 40,000 gallons through a closed-loop cooling system. The developer agreed to pay $15 million up-front upon issuance of the first building permit. The city also imposes sound and traffic monitoring, and the developer is responsible for roadway and railroad crossing improvements.
