Description

The Deer Creek Apartments project would include 559 apartments within 23 two- and three-story buildings on approximately 42 acres located on APN 136-100-025. The project would also include a 20,000 square foot clubhouse amenity and leasing building. Other site improvements include 981 parking spaces, 250,000 square feet of outdoor common space, 560,000 square feet of open space along the Petaluma River, and a river trail along the Petaluma River frontage that would connect to Lynch Creek Trail. New landscaping would be provided to include a variety of trees, shrubs, and groundcover. Trees would be concentrated along the north property line to provide a visual buffer between the proposed buildings and Highway 101 as well as provide noise and air quality benefits. Bio-retention areas are proposed throughout the site to capture and treat stormwater. Primary access to the site is proposed via an extension of Rainer Avenue from the current terminus approximately 800 feet northeast of the site. An emergency vehicle access is proposed via a new road and bridge over Lynch Creek to connect to Burlington Drive to the southeast of the site. A water line extension is proposed within Rainer Avenue and a sewer connection would be provided to an existing sewer line along the Petaluma River.
