Description | The former Denver Rock Drill Manufacturing Company site is planned for a massive mixed-use redevelopment including over 1 million square feet of residential, office, retail, and hotel space. The project aims to preserve about 50% of the historic buildings on the 6.7-acre site, with building heights up to 16 stories in some areas. The development includes 600,000 to 850,000 square feet of residential space, 40,000 to 60,000 square feet of office space, 100,000 to 150,000 square feet of retail, and 100,000 to 130,000 square feet for hotel use. The project requires rezoning and a development agreement approval by the Denver City Council, with a public hearing tentatively scheduled for September 15, 2025. Environmental remediation and landmark preservation are key components of the project. |
