First Dallas H-E-B Grocery Store

planned

H-E-B plans to build its first Dallas store on a 10-acre property at the southeast corner of 635 and Hillcrest Road in North Dallas. The project includes a 127,000 square-foot grocery store and a two-story parking garage. The site was rezoned to "regional retail" to allow 80 percent lot coverage and structures up to 70 feet high. The project has faced opposition from residents concerned about traffic and flooding, but H-E-B has submitted a traffic mitigation plan and voluntary deed restrictions to limit intense retail usage if the grocery store is not built. The rezoning motion passed unanimously by the Planning and Zoning Commission and now moves to the Dallas City Council for final approval.
