Key components include:Around 3,500 “net-zero carbon” homes to be built over time, with a major step being the first phase of 847 “net-zero ready” homes, at least 45% of which will be affordable (social rent, mid-market rent, or for sale).Homes heated via air-source heat pumps, part of a low-carbon district energy/heat network.A new primary school, medical centre/health facility, retail and commercial units (shops, leisure, culture) and extensive public open space/coastal park integrated into the development.Upgraded transport and connectivity: active travel routes (walking & cycling), sustainable transport links, new public realm, and reuse/restoration of heritage structures like the iconic gas-holder.The overall aim is to deliver a “20-minute neighbourhood” concept: everything residents need (homes, work, school, green space) accessible within about 20 minutes on foot or by active travel, contributing to Edinburgh’s net-zero city target by 2030. |
