Highway 98 Mixed-Use Development

Durham City Council approved rezoning for an 86.4-acre property on Highway 98 to allow for a mixed-use development including up to 499 residential units and 12,000 square feet of commercial space. The development will feature 80 multifamily units, 150 townhomes, 25 single-family homes, and commercial space with retail and service uses such as a coffee spot, beer spot, daycare, or doctor's office. Five percent of each housing type will be affordable for those making 80% of the area median income for 30 years. The project is planned to have a public greenway, two playgrounds, and an open play field instead of a public park. The site plan is expected to be filed by the end of May 2025, with site plan approval by the end of 2025, and construction could start in 2026. The full buildout is expected to take five to seven years.
