The Midtown South Mixed-Use Plan (MSMX) is a rezoning initiative approved by the New York City Planning Commission to facilitate the creation of up to 9,700 new residences across a 42-block section of Midtown Manhattan. The plan covers four districts centered around Herald and Greeley Square, aiming to transform an area currently dominated by commercial and industrial uses into a mixed-use neighborhood with residential development, including 2,900 affordable housing units. The plan includes new mixed-use zoning districts, the lifting of floor-to-area ratio caps, and the establishment of the Special Midtown South Mixed-Use District to ensure new buildings reflect the neighborhood's character.
