Neural Nexus Mixed-Use Development

Legacy Power Capital plans to build a "neural nexus" mixed-use development on two city blocks in downtown Memphis. The development blends cloud computing infrastructure with housing, workplaces, retail, entertainment, and green spaces, designed to support large-scale AI projects. It includes a 1,742,400-square-foot development with a 125,000-square-foot Innovation Center, 2,000,000 square feet of retail, 700 multifamily units, and an 800-key hotel, running on about 70 MW of power. The project will reinvest 25% of the district's tax revenue into infrastructure improvements within a five-mile radius, supporting roads, schools, and parks.
