One Bennett Park is a 22-story, 160-unit residential tower in Washington Heights, New York. The project has been in planning for nearly two decades and is currently awaiting building permit approval. The project includes 142,000 square feet of residential space, 127,000 square feet of community facility space across eight floors, and an 80-space parking garage. The project is facing delays due to the Metropolitan Transportation Authority's request to reserve a 500-square-foot parcel next to the nearby 181st Street subway station for a potential future power station for the A train. The developer, Bizzi & Partners, acquired the site in 2022 after the previous developer went bankrupt. The project has a stop-work order in place, unrelated to the MTA issue, and the Department of Buildings has raised objections to excavation plans and building permit applications.
