under construction

PepsiCo signed a long-term lease for 1.05 million square feet at 31270 Kingsland Blvd. in Brookshire, consolidating three warehouses into a single state-of-the-art distribution and mixing center. The facility integrates Pepsi Beverages North America, Frito-Lay, and Quaker Oats operations to reduce transportation redundancies and accelerate fulfillment across Texas and the Southern U.S. The property features advanced industrial specifications and a $5.3 million office build-out designed by Powers Brown Architecture, scheduled for completion in late October 2025.
