Description

Description

Brookfield Properties is seeking approval to increase the maximum residential unit count at the 28-acre Pier 70 waterfront site in the Dogpatch neighborhood of San Francisco from 2,150 units to 2,750 units, a 28% increase. The proposal also includes raising the height of residential buildings from 70 feet to 90 feet, the maximum allowed under the existing voter-approved framework from 2015. The changes aim to revive the stalled project and enable breaking ground in 2027 on the first market-rate apartment building, a 350-unit project with an additional 70 units under the revised plan. The first development phase will consist of 700 homes, up from the previous 575 units proposal. The project includes affordable housing, though the percentage of below-market-rate housing would decrease from about 30% to 20% due to the larger overall size.
