Description | Upgrade of three pre-constructed strata warehouse spaces located in Colwood, British Columbia. The primary objective of providing a central warehouse facility is to allow BC Transit’s Supply Services department to support fleet maintenance activities throughout the provincial fleet, ensuring a consistent high level of bus availability. This optimal location is in close proximity to two major transit centres. The facility will provide warehouse operations, storage and supply services administration space to create a central Provincial Distribution Center (PDC) for all BC Transit parts receiving and distribution needs for the province. The total floor area will be approximately 3,066 square metres and will also include approximately 650 square metres of mezzanine office space. The project asset will be composed of three adjacent strata warehouse/mixed use spaces that will be constructed by a site developer, with construction commencing in May 2022. The Ultimate Recipient will purchase, upgrade for intended use, and occupy the strata. The developer is responsible for all land use and construction permitting for the overall strata project, and the Ultimate Recipient is not responsible for any additional permitting. The development is governed by a Development Permit issued by the City of Colwood on 2-Nov-21 (DP-21-015). This centralized space will meet the parts inventory needs for 25 years of growth for an increased number of varying vehicle types, including Battery Electric Buses. This warehouse will provide improved employee safety and working environment and will eliminate the need to work outside in the elements. The only non-fixed assets that have been included in the eligible costs are those considered necessary for the operation of the asset and will remain on-site for the lifetime of the asset. |
