Description | WP1: Improvement of the timeliness and/or frequency of the House Price Index (HPI)and the Owner-Occupied Housing Price Index (OOHPI) by using a new datasource on property transactions WP2: This project aims to enhance the methodology and practical application of the Commercial Property Price Index (CPPI) and the Commercial Property Rent Price Index (CPRPI) in accordance with the new EU legislative framework. By identifying and addressing the shortcomings in the current processing, the project seeks to improve the accuracy and reliability of these indices. The initial phase of the project involves a thorough examination of the methodologies and practical applications of both indices. The ultimate goal is to produce valid and up-to-date CPPI and CPRPI indices for Hungary that align with the proposed EU legislation. Subsequently, the project will delve into the relationship between CPPI and CPRPI, including an analysis of the time lag between movements in the two indices and the strength of their correlation across different property types. A significant focus of the project will be on determining prime and non-prime properties. For the CPPI, the project will leverage data from the National Tax and Customs Authority. In the context of CPRPI, our focus for this topic is on the ongoing refinement of our questionnaire. WP3: The initial phase involves developing a methodology to calculate the annual transaction values of commercial real estate properties, starting from 2021, in accordance with EU requirements. We aim to conduct a thorough analysis of datasets from the National Tax Authority to accurately calculate annual transaction values in the commercial real estate market. By segmenting the data into primary property types, the project will determine the specific transaction value for each segment. |
