Sandstone Mixed-Use Development

The Sandstone project is a transformative 2,200 home mixed-use development in south Nanaimo, spanning 726 acres. It includes six distinct development areas with housing, commercial, industrial, office space, parks, and trails. The project features a 50-acre Fielding Neighbourhood Centre as an urban town centre with commercial and institutional buildings and 1,000 medium-density housing units. Additionally, up to 1,200 residential units, mainly single-family homes, will be developed in the Cinnabar Valley and Cedar Road neighbourhoods. The Cedar Road neighbourhood was transferred to Snuneymuxw First Nation and includes environmentally protected land. The project also includes an employment-business precinct with over three million square feet of industrial and business park floor area. Construction on the first industrial units is expected to begin by late 2025, with residential construction starting in 2026. The build-out is anticipated to take 20 years, generating 1,200 construction-related jobs annually.
