Description

The newly finalised 2050 masterplan for Sydney Olympic Park has added 2000 homes to projections for the precinct, increasing the total planned residential yield to 15,000 homes. The 640ha suburb will include 20% affordable housing on government land and 5% on private land, along with 430ha of public open space. The masterplan includes land dedicated to a new cultural centre, community hub, library, schools, and other community assets. Development work is underway, including Sydney Metro's three-tower project over the planned new Metro station, which added 191 residential units by dropping its office component. Up to 18 towers are planned across the Sydney Olympic Park central hub. Existing sports and entertainment facilities will continue to operate as a new Special Entertainment Precinct, projected to support 26,000 jobs. The precinct will be connected to major transport infrastructure, including Sydney Metro West, with strong pedestrian and cycling connections. Sustainability is a core element, with wetlands and parklands dedicated to supporting biodiversity and an environmental framework released for water-sensitive design and habitat conservation. The Sydney Olympic Park Authority is preparing tender opportunities for developers and considering unsolicited proposals and direct negotiations where appropriate, but will not act as a consent authority; standard planning pathways and approvals will apply.
