The Tartan Downs Development Project in Sydney, Nova Scotia, involves significant infrastructure upgrades, including the installation of 1,690 meters of new water main and associated appurtenances to ensure adequate water supply and fire protection, 1,640 meters of new sanitary sewer to manage wastewater effectively, and 1,045 meters of new stormwater piping along with a new 900 m² stormwater retention pond to manage runoff and prevent flooding. These infrastructure upgrades are essential because current municipal systems do not exist in the area of the site, and the surrounding areas cannot handle the increased demands that the project will generate. Secondly, the infrastructure improvements will create new capacity as the assets will be located within the existing municipal service boundaries of Cape Breton Regional Municipality, further densifying the population. Through agreements with the Urban Neighborhood Development Association, the project will enable the immediate development of 145 units (70 affordable and 75 market). In addition, it will enable the full development of a 24-acre site including approximately 600 residential units and a 10,000 sq. ft. commercial/retail space over the next 4-5 years. This development will alleviate the housing shortage, enhance social interaction, and improve residents’ well-being, contributing to the overall quality of life in the community.
