The Telangana Developers Association (TDA) has urged the state government to implement a dynamic floor space index (FSI) instead of a uniform unlimited FSI to decongest existing areas and facilitate development in new areas. The plan includes restricting FSI in developed areas while maintaining it in new areas such as Future City and regions between the Outer Ring Road (ORR) and Regional Ring Road (RRR). It also recommends designing transport and road plans based on the carrying capacity of specific areas, extending radial roads from ORR to RRR, and planning perpendicular and arterial roads accordingly. The plan emphasizes population density determination, infrastructure and mass transport planning, designation of industrial zones between ORR and RRR, establishment of marketplaces every 5 to 10 km away from main roads, and environmental sustainability through protection of water bodies and promotion of green belts.
