Description

Each year, Kenya has a demand of up to 200,000 housing units. However, the Government of Kenya is only able to provide a maximum of 50,000 units per annum (Big 4 Agenda documents). This creates a gap of over 150,000 housing units in urban centers annually. The deficit in housing supply compounds every year. The Government of Kenya, under the housing pillar in the Big Four agenda plans to facilitate the development of 500,000 low cost homes, together with the supporting infrastructure, using innovative funding mechanisms and technologies by 2024 (“Affordable Housing Programme” or “AHP”). This to address the huge housing deficit in Kenya. The project site, Kitengela Town is located 30 km south of the capital Nairobi. Kitengela begun as The Kitengela Group Ranch, made up of 18,292 ha and 214 registered members which was subdivided in 1988 in a bid by the Government to encourage private land ownership in pastoral systems, with the aim of intensifying and commercializing livestock production. After subdivision of the group ranch, land fragmentation and sales have continued at a steady and escalating pace. The human population within the Kitengela area has more than doubled in the last 10 years, from 65,480 in 1989 to 154,436 people currently (2020 National census data). It is a fast-growing urban metropolis, and the population is projected to increase by more than 20,000 in the next 10 years. The Project objective of Thornridge Investments Company is to build a 200 unit (studios, and 1 bedroom units) modern housing complex (aspect of energy) on a ½ acre plot in Kitengela Town. Funding of upto US$2,000,000 is sought as a joint venture for the proposed project.
