A masterpiece building in Jamsil area, SeoulTower 730 stands tall in the intersection at the south end of the Jamsil Bridge where the commercial and business district in southeastern Seoul begins. The new skyscraper has 27 floors above ground and four basement levels. There are a machinery room and a dust chamber on the 4th basement level, and the car park is situated on the 2nd and 3rd basement levels. Coupang, Korea’s e-commerce firm, already relocated to a office space located from the 8th floor to the 26th floor. The rest of the building is occupied by Hyundai Marine & Fire Insurance and its affiliate companies.Tower 730 was built on a project finance basis, which was designed to build an office building containing neighborhood living facilities for lease. The landlord of the building is Hyundai Investment Asset Management. The Tower 730 project is valued at a total of 390 billion won, among which about 112.4 billion won is the construction cost.Technology-intensive construction siteThe clock moved very fast as soon as Hyundai E&C began to demolish the data center of Standard Chartered Bank in May 2014. As a main contractor, Hyundai E&C led the Tower 730 project. The construction site was surrounded by a 12-lane road, sidewalks, commercial buildings and studio apartments. To reduce the inconvenience of pedestrians and residents, Hyundai E&C embarked on the construction of the eco-friendly D-wall in March 2015. Following that, we used the percussion rotary drill(PRD) method to drill holes in the ground in April and conducted excavation work during the period from April to November. Hyundai E&C employed the top-down method to work on the construction of the basements and above-ground levels at the same time. The use of the top-down method, intended to minimize noise and dust caused by the excavation work, contributed to reducing construction-related complaints from the neighborhood.Hyundai E&C paid special attention to the curtain wall system as well. The use of GT-K, a home-made curtain wall designed to withstand earthquakes of over 7 on the Richter scale, led to increasing the strength of the curtain wall and cutting back on the construction period.Those working at the construction site said that they wanted to create a more humane and more eco-friendly building which is different from any other buildings in the area simply boasting of all their aesthetic aspects. Moreover, the client highly evaluated Tower 730 by saying that Hyundai E&C made its effort to realize a less energy-consuming and more sustainable building, and Tower 730 shows the real worth of the company.
