IFC will invest up to EUR 155 million in publicly offered sustainability-linked or EU-aligned Eurobonds to be issued by VGP N.V. (“VGP” or the “Company”) (https://www.vgpparks.eu/who-we-are/). The proceeds will finance the development of new low-carbon, energy-efficient industrial and logistics (“I&L”) properties in Romania and Serbia (the “Project”). Founded in 1998 and headquartered in Antwerp, Belgium, VGP is a leading property owner, developer, and asset manager, specializing in high-end and largescale business parks for logistics, warehouses and light manufacturing, with a current portfolio of 5.6 million m² of gross leasable area across 130 industrial parks in 18 European countries. The Company leases its property to tenants from various industries and delivers flexible development solutions, tailored to tenant needs, facilities for logistics, light manufacturing (e.g., automotive and technology sectors), and ancillary offices. It is expected that all buildings will meet EU Taxonomy criteria and be designed to achieve international green building certification, aimed at achieving energy savings and readiness for rooftop photovoltaic installations in support of VGP’s renewable energy program.In Romania, VGP currently operates six parks in Timi?oara, Bucharest, Bra?ov, Sibiu, and Arad, with approximately 70,000 m² currently under construction at the two parks in Bucharest, Bra?ov, Sibiu, and Arad. In Serbia, the flagship Belgrade Park spans 120 hectares and currently includes three completed buildings and supporting infrastructure. The buildings in these countries are typically between 15,000 and 40,000 m2. The current tenants are predominantly local and international companies in the retail, logistics and light manufacturing sectors. Over the next five years, VGP plans to nearly double its Romanian portfolio to over 950,000?m² via tenant-led, sustainable projects in the mentioned cities, while in Serbia it will expand through the growth of Belgrade Park (where most land is still undeveloped), with progress driven by market demand, and early-stage investments in this country (currently identifying and assessing sites). The investment supports VGP’s strategy to deliver sustainable, tenant-led developments that advance decarbonization and foster local economic growth in its target markets.
