The project involves the delivery of Phase 3 of the Wornington Green regeneration programme, representing the final stage of a major estate-wide redevelopment in North Kensington. Phase 3 covers approximately 3.85 acres and is expected to deliver around 368–370 new homes, alongside new community facilities, commercial space, and the final section of Athlone Gardens, creating a central green space for residents and the wider community.The scheme will be brought forward through a 50/50 Joint Venture partnership between Peabody and a development partner. The JV will be responsible for progressing the site from outline planning status to full design development, securing detailed consents, arranging funding, delivering construction, and managing onward sales or lettings.The partner will need capability and experience in large-scale mixed-use regeneration, estate decant and phasing strategy, high-density urban design, placemaking, community engagement, and long-term partnership working. The estimated project value is £140 million (US$184 million), with delivery anticipated between 2027 and 2033, subject to potential extension.
