Description

Description

The project comprises the development of a data center at the Sedenak Tech Park, Johor, Bahru, Malaysia. The sponsor Yondr Group, Yondr, wholly owned by Cathexis Group (USA), secured funding from the International Financial Corporation (IFC). The amount of the loan is $150m, invested on Apil 12, 2024, for the first phase (96MW) of the construction of the 300-MW Malaysia data center project. The total project cost is estimated at $874 million, which will be financed by the present IFC A Loan, parallel loans of up to $450 m, provided by other lenders, and equity for the remaining balance. The SPV, 100% owned by Yondr, is Yellowwood Properties Sendirian Berhad. The campus will take a 72.5 acres, and is planned to become Malaysia's largest data center development in terms of combined land size and power capacity. The site will also be certified by IFC's Excellence in Design for Greater Efficiencies (EDGE) green building program. Yondr Group plans to power the Johor Campus through a power substation, established in March 2024. The powering up followed an August 2023 partnership between Yondr and Tenaga Nasional Berhad, for an electricity supply of 300MW+ IT load via a 275kV high voltage substation, when fully complete. [2025/03/11 Update] The project comprises the construction of a data center in Johor, Malaysia, by Yondr Group. The capacity is 98MW. The funding has been announced on December 23rd, 2024. The amount is $900m in project financing, provided by a consortium of lenders: DBS Bank, Deutsche Bank, Global Infrastructure Partners (a part of Blackrock), HSBC, International Finance Corporation (IFC), ING, and Natixis CIB. It follows funding from IFC in May 2024. The project, which is situated on a 72.5-acre site and located in Johor's Sedenak Tech Park, is set to deliver a total of 300MW of critical IT capacity. Energisation was achieved in March 2024 and the project is anticipated to be ready for service in 2025. Yondr was advised by Clifford Chance Singapore and Rahmat Lim & Partners to secure the loan, while the lenders were advised by Milbank LLP Singapore Office and Zul Rafique & Partners. https://disclosures.ifc.org/project-detail/SII/49145/yondr-my-dc-2023 ; https://www.yondrgroup.com/newsroom/press-release/yondr-secures-up-to-150m-of-financing-for-malaysia-site/ ; https://www.datacenterdynamics.com/en/news/ifc-loans-yondr-150m-for-300mw-malaysia-data-center-project/#:~:text=The%20International%20Finance%20Corporation%20(IFC,its%20Malaysia%20data%20center%20development.&text=The%20loan%20will%20go%20towards,Tech%20Park%20in%20Johor%2C%20Bahru.; https://www.yondrgroup.com/newsroom/press-release/yondr-group-secures-over-us900m-in-project-financing-to-complete-98mw-johor-data-center/ ; https://www.yondrgroup.com/newsroom/press-release/yondr-secures-up-to-150m-of-financing-for-malaysia-site/ ; https://www.ifc.org/en/pressroom/2024/ifc-and-global-lenders-finance-yondr-s-data-center-project-in-malaysia https://disclosures.ifc.org/project-detail/SII/49145/yondr-my-dc-2023 ; https://www.yondrgroup.com/newsroom/press-release/yondr-secures-up-to-150m-of-financing-for-malaysia-site/ ; https://www.datacenterdynamics.com/en/news/ifc-loans-yondr-150m-for-300mw-malaysia-data-center-project/#:~:text=The%20International%20Finance%20Corporation%20(IFC,its%20Malaysia%20data%20center%20development.&text=The%20loan%20will%20go%20towards,Tech%20Park%20in%20Johor%2C%20Bahru.
