The proposed project consists of the development, construction and operation of a 12,000 m2 data center in Istanbul and potentially a second facility in Ankara, Turkey. Built to top tier industry standards the two facilities shall be the first wholesale independent data centers in Turkey and will host Information Communications and Technology (ICT) infrastructure for mission critical applications, as well as provide off-site back-up of client data and systems. Operating as carrier neutral data centers, these facilities will allow commercial clients to locate their ICT equipment in secure bespoke data halls, provide access to a stable power supply and offer connectivity alternatives with a host of data carriers (such as telecommunications operators and internet service providers), all whilst guaranteeing seamless, reliable service. Data Merkezi Bir Uretim Insaat Sanayi ve Ticaret Ltd Sirketi (the “Company”) was established in late 2013 and its shareholders consist of a management team, led by Franek Sodzawizcny, and Quantum Strategic Partners (“QSP”). The management team is comprised of a group of experienced professionals with a proven track record of developing and managing the operations of over 420,000m² of technical real estate across Europe and the Asia-Pacific. To meet the rising demand for resilient, secure, high specification wholesale data centers management partnered with QSP to create a Zenium Topco (“Zenium”) to serve as a platform for investing in existing and greenfield wholesale data centers opportunities in different markets.Accordingly Zenium started construction on a 12,000 m² DC in Istanbul, called Istanbul One that will be the first wholesale co-location DC offering in Turkey. This will be potentially followed by a second DC site in Ankara of between 3,000 to 4,000 m². At the time of appraisal, construction of Istanbul One was well underway (and the facility is expected become operational in Q1 2015) and Zenium is additionally in active review and discussions on land options for a potential secondary site in Ankara (potentially construction to commence in March 2015 and expected to become operational in January 2016).Istanbul One is located in IMES Dudullu Organized Industrial Zone (OIZ) with the closest residential area is 3 km away. Its neighboring land owners are a panel radiator fabrication yard (North), an empty lot owned by a dairy products company (South), a machinery manufacturing corporation (West) and a logistics depot (East). The construction of the facility is being managed by qualified third party construction companies. At the time of the appraisal (i) Kent Development had been contracted for the civil works and mechanical installations and (ii) WBS had been contracted for the electrical / DC equipment installations. Kent Development was using the following sub-contractors – construction (Yapit Insaat), steel works (AYM and Temel Celik), work vehicles (SBY), energy supply (Erce), mechanical works (Utes), doors (Dortek) and cabling (TBS Enerji).
