Districtwide HVAC Maintenance Services

1 ) The Santa Monica – Malibu Unified School District ( SMMUSD ) is requesting proposals from qualified and licensed contractors to provide Heating , Ventilation , and Air Conditioning ( HVAC ) maintenance services at various District facilities . The selected contractor shall provide comprehensive HVAC maintenance and related services and shall perform all duties and responsibilities described in this Request for Proposals ( RFP ) in accordance with all applicable federal , state , and local laws , regulations , codes , policies , and procedures . 2 ) The work shall include the development and implementation of a complete HVAC maintenance and management program , including but not limited to : a ) inspection b ) preventive maintenance c ) system diagnostics d ) repair and replacement of components e ) programming and controls adjustments f ) other services necessary to maintain safe and properly functioning HVAC systems The objective of this program is to ensure reliable operation and the provision of safe , healthy , and comfortable indoor air quality for students , staff , and the public . Preventive maintenance services may include , but are not limited to , the following equipment and systems : a ) Rooftop Variable Air Volume ( VAV ) cooling units b ) Chillers c ) Rooftop packaged heating and cooling units d ) Split systems e ) Variable Refrigerant Flow ( VRF ) systems f ) Exhaust fans g ) Laboratory fume hoods h ) Water source heat pumps i ) Water boilers The successful contractor shall furnish all labor , supervision , materials , equipment , tools , transportation , and shop facilities necessary to perform the required work in a professional and workmanlike manner . The contractor shall also be responsible for the proper disposal of all used materials and waste generated during service operations in accordance with applicable environmental regulations . 2 ) Contractor shall notify the District or designee at least 24 hours in advance before entering any district site , except in an emergency or directed by the District . 3 ) Contractor shall provide a written report prior to leaving the district site . 4 ) Contract will be issued annually in the form of a purchase orders . 5 ) All bidding contractors must have appropriate certifications and training as mandated by law . The minimum licensing requirement for providing these services is a C - 20 contractor ’ s license . Contractor must be registered with the Department of Industrial Relations ( DIR ) www . dir . ca . gov .
