The scope encompasses all " horizontal " construction and site infrastructure as defined by the Drakes Creek Full Set of Plans . The project is organized into a mandatory Base Package and four ( 4 ) distinct Utility Options : BASE SITE PACKAGE ( Items 1 . 0 – 4 . 0 , 7 . 0 – 9 . 0 ):  Site Prep & Grading : All clearing , asphalt demo , mass grading , and pond / weir construction .  Building Pad Prep : Precision preparation of five ( 5 ) building footprints . Includes over - excavation ( 5 ’ W x 3 ’ D ) for footings , backfilling with Structural Fill ( 57 Stone ), and 1 ' of Type A Base under all slabs .  Storm & Electrical Infrastructure : Complete storm system ( including roof drain connections ) and all primary electrical ditching , transformer pads , and encased conduit banks .  Finishes : All asphalt and heavy - duty concrete paving , permanent signage , and fencing / gates . UTILITY OPTIONS ( The City may award any combination of the following ):  Sanitary Option # 1 ( Gravity ): All PVC gravity sewer lines , RCP culvert crossings , and oil / water separators as shown on the civil plans .  Sanitary Option # 2 ( Force Main ): Full connection to the force main sewer , including all required sumps , pumps , and specialized assemblies . Note : This option is not currently detailed in the plans ; pricing must include coordination with the City and the Hendersonville Utility District for final sizing , material specifications , and location .  Water Option # 1 ( 16 - inch ): The 16 - inch main connection and associated lines / valves as shown on the civil plans .  Water Option # 2 ( 6 - inch ): The 6 - inch Northern connection , including all lines , meter assemblies , and associated valves / fittings . Note : This option is not currently detailed in the plans ; pricing must include coordination with the City and the Hendersonville Utility District for final requirements and location REQUIRED DELIVERABLES FOR THIS PROJECT : The selected contractor will be responsible for the following deliverables throughout the project duration :  Pre - Construction Submittals : A detailed project schedule , Safety Plan , and a Schedule of Values .  Permitting & Compliance Documentation : Maintenance of the TDEC Stormwater Pollution Prevention Plan ( SWPPP ) log and all inspection reports .  Material Certifications : Delivery tickets for 57 Stone structural fill and Type A Base to verify compliance with structural requirements .  As - Built Drawings : A complete set of red - lined " As - Built " surveys , stamped by a licensed surveyor , documenting the final horizontal and vertical locations of all underground utilities .  Closeout Documents : Full documentation and warranty information for any pump systems or water assemblies .
