Description
Description | Base Bid : Site Improvements , Stormwater , and Operations Building : The base scope involves the comprehensive preparation of the site to support the new complex . This includes all necessary demolition of existing surfaces , clearing , and earthwork required to reach subgrade . A critical component of the base site work is the installation of comprehensive stormwater improvements . The contractor is responsible for the implementation of drainage systems , including catch basins , pond outlet structures , and associated piping as detailed in the civil drawings to ensure proper site management . Additionally , the contractor must install the primary utility infrastructure , including water service , sanitary sewer systems , and electrical distribution . The base building construction consists of a pre - engineered structure with finished interior spaces , comprehensive mechanical and electrical systems , and all associated architectural finishes . Additive Alternates : Maintenance and Storage Facilities : Bidders must provide individual pricing for four additional pre - engineered structures . These buildings vary in function and complexity , ranging from specialized maintenance facilities equipped with heavyduty drainage and vehicle service systems to large - scale storage structures . Each alternate must include the necessary foundation work , structural framing , exterior cladding , and building - specific MEP systems . These alternates are to be priced such that the City can award them individually or in combination depending on budget availability . Engineering and Quality Standards : The contractor is responsible for providing all necessary engineering for the pre - engineered structures , including foundation designs and structural framing plans sealed by a Professional Engineer . All work must conform to the technical specifications provided in the bid packet , covering everything from specialized flooring and wall assemblies to high - efficiency thermal protection . Electrical installations must adhere strictly to grounding and bonding standards , and all mechanical systems require professional testing and balancing . Site Controls and Project Closeout : Throughout the duration of the project , the contractor must maintain rigorous site controls , including safety fencing and erosion control measures . Project completion is defined by the successful integration of all systems and the delivery of a comprehensive closeout package . This package must include finalized as - built drawings and detailed operation and maintenance manuals for all equipment and building systems installed . Final payment is contingent upon the City ’ s approval of these deliverables and a successful final inspection of the work . |
