Contractor Responsibilities and Tasks Furnish all labor , materials , equipment , tools , supervision , transportation , insurance and permits necessary to provide repairs , adjustments , preventive maintenance , emergency services , and inspection services for the elevators at Deer ' s Head Hospital Center . The Contractor shall assume total responsibility of the equipment as directed by these specifications and / or in compliance with the Department of Labor and Industry Licensing and Regulations for Elevator , Dumbwaiter and the Manufacturers Recommendations . The elevators shall be maintained at optimum efficiency in accordance with manufacturers ’ recommendations and specifications herein . Shall make scheduled visits at a minimum of once per calendar month to the site as coordinated by the Contract Monitor or their Designee to perform all necessary inspections as indicated by the elevator manufacturer and in compliance and accordance with local and State regulations . This is to include a separate five ( 5 ) year inspection that is required by industry and State standards . Breakdowns and shutdowns , such as electrical troubles , burned out control coils , open circuits , electrical or mechanical adjustments , will not keep the elevator out of service longer than one ( 1 ) day ( 24 hours ). Under no circumstances will any shutdown or breakdown last longer than three ( 3 ) days . This includes locating the trouble , procurement of parts , installation of these parts and replacing the elevator back into safe uninterrupted operation . The contractor must be equipped to meet the above conditions . The excuse of not being able to obtain parts , necessary technical and engineering advice , etc ., will not be acceptable and the contractor will be considered in default , giving sufficient justification to the Superintendent / Designee to obtain these services from contractors who can provide the State with uninterrupted elevator service .
