7 . 1 . 1 Maintenance Services Maintenance Services means routine preventive maintenance activities performed on elevator equipment to support safe , operable , and code - compliant conditions . Maintenance Services include scheduled inspections , testing , lubrication , adjustments , and required documentation customarily associated with ongoing elevator maintenance . Maintenance Services do not include Value - Added Services , including but not limited to repair or corrective work , standby or special event coverage , capital planning or modernization support , or other non - routine services , except as otherwise expressly identified in this Scope of Work . 7 . 1 . 2 Repair or Corrective Work Repair or Corrective Work means work performed to correct deficiencies , failures , damage , or unsafe conditions affecting elevator equipment that fall outside the scope of Routine Maintenance Services . Repair or corrective work may be identified through maintenance activities , inspections , service calls , regulatory findings , or operational failures . Repair or corrective work is distinct from Maintenance Services and is not included in the base maintenance scope . Authorization , pricing structure , and performance requirements for Repair or Corrective Work are addressed in Section 7 . 8 .
