Executive Building Slate Roof Replacement

St . Charles County is requesting bids from qualified contractors for the removal and replacement of the existing slate roofing system at the St . Charles Executive Building located at 100 North 3rd Street , St . Charles , Missouri . The project includes the removal of approximately 100 squares of existing slate roofing , all associated copper flashings , inlaid gutter systems , downspouts , and related sheet - metal components to complete a fully functional roofing system . This work is being required due to hailstorm damage in March 2024 . All work must be completed in 2026 . Note : The existing copper dome and low - slope roof areas are not included in the scope of this bid . BASE BID Full Replacement Scope – Remove and replace all slate roofing and all associated copper details as described within the “ Specifications and Roof Plans ” for this project . This includes , but is not limited to , slate shingles , inlaid gutters , downspouts , flashings , counter flashings , and copper wall and dormer panel assemblies .  Please note : The existing copper finials located at the four corners of the building will be carefully detached and reset . These finials are not to be refabricated or replaced , and the Contractor shall exercise appropriate care to preserve these historic elements during removal and reinstallation . ALTERANTE 1 Repairs Only Scope – The “ Repairs Only Bid ” shall include all labor , materials , equipment , and access necessary to perform targeted slate and copper - system repairs at the St . Charles Executive Building . This work is intended to address discrete deficiencies in the existing roofing system and shall be performed in accordance with professional industry standards , including those established by the Slate Roofing Contractors Association ( SRCA ) and the National Roofing Contractors Association ( NRCA ). The Repairs Bid shall include the removal and replacement of up to 140 individual slate shingles that are missing , cracked , split , displaced , or otherwise damaged . Contractors shall also include all incidental removal of adjacent slates necessary to properly complete the repair work .  The scope of the Repairs Bid shall include , but is not necessarily limited to , the following items : o Removal and replacement of up to 140 individual slate shingles exhibiting breakage , cracking , splitting , loss , displacement , or other forms of deterioration . o Removal and replacement of the copper - lined gutter troughs , including detachment and resetting of the slate courses necessary to allow access for proper installation . o Detachment and resetting of slate shingles as required to facilitate the removal and replacement of copper valley flashings .
