a . Contractors are required to attend the Pre - Bid Meeting at the site and verify measurements . No bids will be accepted from Contractors unless they attend this meeting . b . Remove existing metal roof and gutter systems down to the purlins / rafters . c . Installation of 26 Gauge , PBR Panel roofing with necessary fasters . d . PBR panels and gutters to be color - matched as close as possible to existing roof and gutters . e . Replace all top and bottom closures with new . f . New seamless gutter systems and downspouts are installed in place of all existing gutters . g . Most of the buildings are structurally sound . Areas that have been leaking may need reinforcements added to the purlins / rafters . h . Any / all exhaust and venting shall be replaced with the appropriate flashings . i . Above roof grade , replace existing double - wall flue and cap which are corroded . j . A minimum 20 - year warranty is required for roofing materials , and the contractor shall provide a 2 - year labor warranty . Warranties shall be provided with invoice .
