DESCRIPTION OF SERVICES / COMMODITIES 2 . 1 Project Overview The project is at 1217 Willamson St , Madison , WI 53703 This is a Rooftop Unit replacement project . Two existing rooftop units are to be removed and replaced in kind with new units . The intent is that this is a turnkey project so bidders should include demo / removal , refrigerant recovery , all connections ( curb , ductwork , electrical , gas , condensate ), controls , roofing flashing ( s ) along with crane rental and staging . The selected Contractor would be required to work closely with City Engineering Staff to ensure that the installation meets maintenance and operational requirements of the owner . A review / approval of submittal documentation shall be provided to the City prior to ordering equipment and proceeding with the install . City Engineering staff have prepared a performance specification and selected equipment to be used . 2 . 2 General Requirements 1 . A roof plan and an aerial image is included to help orient potential contractors to the project site . 2 . Work will occur in a fire department facility . Fire department facilities operated 24 / 7 / 365 and work by a contractor cannot imped emergency response time . 3 . Onsite workers may be required to pass a background check . No cost to contractor . 4 . Keyscan Fob Access can be provided to contractor . No cost to contractor . 5 . Parking onsite will be very limited . Street Parking is available . 6 . Loading and unloading of equipment along with crane staging needs to be coordinated with the Fire Department and not impede emergency response times . 7 . The majority of the work is to occur on the roof ; however some limited electrical and controls work would occur within the facility as well . Roof access is via a hatch from inside the facility . 8 . Normal work hours for this project are 7a - 7p M - F unless approved by City to work outside these hours . Normal work hours for City Engineering are M - F 7a - 5p . 2 . 3 Work Plan Requirements 1 . This work will occur in an occupied building therefore minimizing disturbance will be important . 2 . Electrical connections to the new rooftop unit equipment are to be provided by the Contractor . City Engineering has confirmed that adequate capacity exists in the electrical switch gear but the new Roof Top Units will require larger wires and breakers on the distribution side . 3 . Removal old units and installation of new units occurring with a single crane mobilization would be ideal to minimize disruption to fire department operations . 4 . Once the existing Rooftop Units are removed , and the new units are installed , the expectation would be that onsite work is continuous to ensure minimal downtime .
