The scope of work associated with this Request for Proposal is the delivery of Construction Management Services for the construction of a new Fire Station . At this time , it is anticipated that Peachtree City will contract with the selected firm for construction management services for the construction of the Fire Station building . Architectural Design is being provided by Goodwyn Mills Cawood ( GMC ), the Civil Engineering Design is being provided by Integrated Science & Engineering ( ISE ). No Architectural Design experience is required by the Construction Manager . Peachtree City reserves the right to consider other contracting strategies at any time during this process . The proposed Fire Station building is a two - story building of approximately 13 , 075 sqft located at 1262 Highway 74 South , Peachtree City , GA 30269 . The project is on a 5 . 8 - acre site that was previously the Fayette County Animal Shelter . The old buildings have been demolished but the 1st floor slab remains along with the asphalt driveways and the abandoned septic system . The new Fire Station will have 3 equipment bays with associated storage , the remainder of the first floor will have offices , shower & locker rooms , a gymnasium and a reception area . The second floor will have the kitchen , dining and dayroom along with bedrooms . There will be an access road around the building , along with associated parking . There is a connecting road to the adjoining property to allow for southbound access onto Highway 74 . Also included in the project is the construction of a multi - use path at the rear of the property which will link into existing multi - use paths . The design of the project is currently at the Design Development Stage for architectural design and Schematic Design for Civil Engineering . The successful Construction Manager will be involved in consulting on the development of the design of the building to ensure an economical and efficient construction phase . The selected Construction Manager ( CM ) will be required to assume total responsibility for all services offered in their proposal . The selected CM will be considered the primary contractor and the sole point of contact with regard to all contractual matters . The CM shall also be required to obtain at least three bids for each bid package ( work category ), exclusive of the CM ’ s proposed guaranteed maximum price for the individual bid packages ( work categories ). If any bid packages receive less than three qualified proposals , the Owner reserves the right to require the CM to re - solicit for bids .
