Scope of Work The Maryland Department of Human Services is seeking proposals from qualified , licensed fire protection contractors to provide a 3 year comprehensive inspection , testing , and maintenance ( ITM ) for the server room fire suppression systems installed in February 2025 .. The facility utilizes a dual - layered protection strategy : 1 . Primary : A Janus Clean Agent system for rapid , non - destructive extinguishing . 2 . Secondary : A Victaulic Double - Interlock Pre - Action system for backup suppression . Equipment Specifications The contractor is responsible for the following hardware : • Clean Agent System ( Primary ): o Make / Model : Janus 22955 - 637 o Agent : Novec 1230 ( FK - 5 - 1 - 12 ) o Serial Number : AA1298617 • Pre - Action System ( Secondary ): o Make / Model : Victaulic FireLock Fire - Pac Series 745 o Type : Double - Interlock ( Electric / Pneumatic ) o Description : Integrated cabinet - style riser with internal air compressor and control valve . Scope of Services ( ITM ) All work must comply with NFPA 25 , NFPA 2001 , and manufacturer specifications . Semi - Annual ( Clean Agent Focus ) • Verify cylinder weight / liquid level and agent pressure . • Test all initiators , manual pull stations , and abort switches . • Inspect solenoid actuators and control panel battery health . Annual ( Comprehensive System Testing ) • Full Functional Sequence : Test detection logic and countdown timers without discharging agent . • Victaulic Trip Test : Conduct a functional trip test of the Series 745 valve to ensure both the electric detection and the pneumatic air - loss logic must be satisfied before water enters the pipe . • Enclosure Integrity : Perform a Room Integrity ( Blower Door ) test to ensure the server room meets hold - time requirements for Novec 1230 . • Auxiliary Functions : Confirm HVAC shutdowns , damper closures , and signal transmission to the main building fire alarm panel . Quarterly ( Water - Based Focus ) • Inspect gauges , drain moisture from the air compressor / tank , and perform a main drain test . 24 / 7 Emergency Response & Service Levels Because these systems protect critical DHS infrastructure , the contractor must provide 24 / 7 / 365 emergency support : • Emergency Callback : Telephone response from a technician within 30 minutes . • On - Site Arrival : On - site at 25 S Charles St within two ( 2 ) hours for system impairments or accidental discharges . • Non - Emergency Service : On - site within 24 hours for minor repairs or supervisory troubles .
