1 . Filter Inspection and Replacement The contractor shall :  Inspect air filters in all HVAC units .  Replace standard filters as needed to maintain proper airflow and indoor air quality .  Ensure filters are properly sized , installed , and secured in filter racks .  Identify units requiring specialty or high - efficiency filtration . 2 . Condensate System Maintenance The contractor shall :  Inspect condensate pumps for signs of wear , damage , or malfunction .  Clean condensate pumps and remove debris or buildup .  Test pumps to ensure proper operation .  Inspect condensate drain pans for standing water or microbial growth .  Inspect and clear condensate drain lines of blockages .  Flush drain lines as necessary .  Install condensate pan tablets in each drain pan to help prevent algae growth and blockages . 3 . Mechanical Component Inspection The contractor shall perform operational checks including :  Measure and record compressor amp draw .  Measure and record heat strip amp draw ( if applicable ).  Inspect blower motors and record motor amp draws .  Inspect belts for wear , tension , and alignment where applicable .  Inspect and lubricate bearings where required .  Inspect fan assemblies and blower wheels for proper operation . 4 .
