Boilers Scope of Work Perform annual inspection of casing , venting , and combustion chamber . Clean , test , and verify spark / ignition sequences for burners , flame sensors , and igniters . Inspect wiring , tighten connections , and test control panel functions . Conduct combustion analysis and adjust air / fuel ratio as needed . Flush and clean heat exchangers . Inspect condensate traps and neutralizers . Verify operation of safety devices ( high - limit , low - water cutoff , pressure relief ). Check valves and piping for leaks and corrosion . Check system pressure , expansion tanks , and circulation pumps . Perform repairs or replacements upon approved quote . Document any parts used for repairs , readings , deficiencies , corrective actions taken , and future maintenance recommendations . Chillers Scope of Work Perform annual refrigerant leak detection system test . Inspect compressors , valves and piping for leaks or wear . Verify proper water flow and water temperatures . Check electrical connections , controls , and safety devices . Clean and service heat exchangers . Perform repairs or replacements upon approved quote . Document test results , adjustments , parts used for any repairs , and future maintenance recommendations . Air Handlers Scope of Work Inspect motors , belts , and bearings . Clean fan blades , coils , and housing . Replace filters and belts as needed with prior approval . Grease all fittings and clean excess grease off fittings . Verify electrical connections and control panel functions . Check airflow and temperature regulation . Perform repairs or replacements upon approved quote . Document test results , adjustments , parts used for any repairs , and future maintenance recommendations .
