1 . The City requires janitorial services in accordance with the terms of this RFP and ensuing contract at the following City facilities : Site Address Canyon Park 1200 North Canyon Boulevard City Hall 415 South Ivy Avenue Colorado Commons 517 Falling Leaf Alley Community Center 119 West Palm Avenue Historical Museum 742 East Lemon Avenue Julian Fisher Park 915 South California Avenue Library 321 South Myrtle Avenue Mary Wilcox Youth Center 843 East Olive Avenue Police Station 140 East Lime Avenue Public Works Yard 600 South Mountain Avenue Recreation Park 620 South Shamrock Avenue Station Square 1629 South Myrtle Avenue Temporary Community Center 324 South Myrtle Avenue *** * Temporary Community Center will only need janitorial services consisting of restroom and kitchenette while the space is unoccupied . ** During the term of the contract , the City anticipates the Community Center will close for renovations . During the Community Center closure , full janitorial services will shift from 119 West Palm Avenue to 324 South Myrtle . No costs for 119 West Palm Avenue will be incurred during the closure . 2 . Contractor shall provide , at its expense , all labor , materials , equipment , tools , services , and special skills necessary for the provision of janitorial maintenance services . The premises shall be maintained to the highest of standards at no less than the frequencies set forth herein . 3 . Contractor shall furnish , store , and stock all consumable cleaning products and consumable restroom supplies , including , but not limited to paper towels , toilet paper , toilet seat covers , and soap . All restroom product dispensers must be always filled and additional supplies must always be available in stock . Cleaning Equipment and Supplies 1 . The Contractor shall provide at his / her expenses , all necessary cleaning supplies and equipment as may be required to perform the janitorial tasks outlined in this specification , including but not limited to : cleaning supplies , floor wax , furniture polish , janitorial tools , and laundry materials . All such supplies and materials shall be of a high quality . The City reserves the right to review and approve all items which may be used in performance of the contract work . No additional compensation shall be allowed for such items . Maintenance of said equipment shall be the sole responsibility of Contractor . 2 . In compliance with Senate Bill 1383 , paper procurement must adhere to the following : i . Toilet paper shall consist of at least 45 percent , by fiber weight , postconsumer recycled content fiber ii . Paper towels shall consist of at least 40 percent , by fiber weight , postconsumer recycled content fiber iii . Facial tissue shall consist of at least 10 percent , by fiber weight , postconsumer recycled content fiber iv . Toilet seat covers shall consist of at least 20 percent , by fiber weight , postconsumer recycled content fiber v . Contractor will provide bi - annual records on all items purchased bi - annually . Reports will be due July 15th and January 15th each year of the contract . Records shall include a copy of the invoice or other documentation of purchase , purchaser name , quantity purchased , date purchased , and recycled content ( including products that contain no post - consumer content ). If items without post - consumer content are purchased , Contractor will have to provide a written explanation . 3 . Contractor must demonstrate prior knowledge , training , and experience with all equipment used on this contract . Misrepresentation will result in the termination of contract . 4 . Contractor shall train staff in proper utilization of cleaning solutions in the manufacturer ’ s prescribed ratios and / or dilutions to ensure safety of site users , Contractor staff , proper disinfection or sterilization , and maximum lifespan of cleaning surfaces . 5 . Contractor Supply Stations : a . Contractor shall supply and restock supply stations for use by Contractor staff as needed , but not less than , the following locations : • Canyon Park • City Hall • Community Center • Julian Fisher Park • Library • Police Station • Public Works Yard • Recreation Park • Station Square • Temporary Community Center b . City staff will work with Contractor to identify storage spaces for the supply stations . c . Items located at the supply stations should include at a minimum all consumable products , equipment and tools required for the performance of daily and weekly duties at the site . 6 . Mops and Buckets : All mops and buckets used in mopping operations shall be separated and marked with identifying materials ( name , color coding , etc .) to the area of the facility for which they are designated . Separate mops shall be used in restrooms , kitchens , and general floor areas . The mop identification system shall be in plain view and obvious . No mops or buckets shall be used in an area for which they are not designated for use . 7 . Urinal Cartridge and Deodorizer Domes a . Contractor shall provide and replace all urinal cartridges as per the manufacturer ’ s specifications . b . Contractor shall provide and replace all deodorizer domes as per the manufacturer ’ s specifications . c . Contractor shall provide updates of all urinal cartridge and deodorizer dome replacements as part of the monthly reporting requirements of this contract .
