The United Nations Verification Mission in Colombia (UNVMC) is seeking to identify available office space in Santa Rosa del Sur, Colombia to enter into a lease contract for an initial term of one (1), with four (4) optional one-year term extensions. The premises should include the following general considerations: - Accommodate five (5) staff - Include two (2) parking spaces (can be external). The minimum dimensions for parking spaces must be no less than 5.50 meters in length and 2.5 meters in width - Area range of 60 square meters to 75 square meters - Minimum two (2) bathrooms (Men and women bathrooms in separated areas) - The premises should have at least a small kitchen/cafeteria area - Utilities should be included in the monthly cost as a reimbursement amount - Premises close to municipality offices, in business centers, or in residential neighborhoods are acceptable - The layout/floor plan of the premises is requested to be attached to the offer - Facilities maintenance should be considered in the proposal (please see below for additional information). La Misión de Verificación de las Naciones Unidas en Colombia (MVNUC) busca identificar oficinas disponibles en Santa Rosa del Sur, Colombia, para firmar un contrato de arrendamiento con un plazo inicial de un (1) año, con cuatro (4) prórrogas opcionales de un año. El local debe cumplir con las siguientes condiciones generales: - Capacidad para cinco (5) funcionarios - Incluir dos (2) espacios de parqueaderos (pueden ser externos). Las dimensiones mínimas de los espacios de parqueaderos deben ser de al menos 5 metros de largo y 2.5 metros de ancho. - Superficie de 60 a 75 metros cuadrados - Mínimo dos (2) baños (baños para hombres y mujeres en áreas separadas). - El local debe contar con al menos una pequeña cocina/cafetería. - Los servicios públicos deben estar incluidos en el costo mensual como monto de reembolso. - Se acepta inmuebles que estén cerca a oficinas de la municipalidad, edificios empresariales, o en barrios residenciales. - Se solicita adjuntar a la oferta el plano de distribución del local. - El mantenimiento de las instalaciones debe considerarse en la propuesta (consulte la información adicional a continuación).   Specific Requirements/Information Facilities Maintenance: The offer must include provisions for preventive and corrective maintenance covering the building structure, electrical system, pumping system, AC system (if provided by the contractor), firefighting system, water pressure system, sewer system, etc. All required tools, labor, and consumables shall be provided by the contractor. Additionally, the contractor must guarantee the provision of spare parts and accessories such as light bulbs, cabling, plumbing and bathroom fittings, paint, door handles, and other materials necessary to ensure the proper functioning of the building/property 24 hours a day, 7 days per week. Mantenimiento de las Instalaciones: La oferta debe incluir disposiciones para el mantenimiento preventivo y correctivo de la estructura del edificio, el sistema eléctrico, el sistema de bombeo, el sistema de aire acondicionado (si lo proporciona el contratista), el sistema contra incendios, el sistema de presión de agua, el sistema de alcantarillado, etc. El contratista deberá proporcionar todas las herramientas, la mano de obra y los consumibles necesarios. Además, el contratista debe garantizar el suministro de repuestos y accesorios como bombillas, cableado, grifería y sanitarios, pintura, manijas de puertas y otros materiales necesarios para garantizar el correcto funcionamiento del edificio/propiedad las 24 horas del día, los 7 días de la semana.
