The scope of services for this project will include all services and deliverables necessary to complete Predesign / Programming , Schematic Design , Design Development , Construction Documents , Bidding / Negotiation , and Construction Administration . The design team must provide consultants and / or expertise to coordinate as part of the original scope of services to include consultants for equipment planning , specifications , budgeting and creating documents for procurement along with supporting the U of M open bid Mbid process for dental equipment . Design team to also create U of M standard documents for furniture open bid Mbid process . This project will be delivered via a Construction Manager at Risk ( CM @ R ) method . The original contract will be for Predesign and amended for additional phases as required to complete the project if fully funded in future state bonding request ( s ). • Design Team shall have an Architect as the team lead All designs , drawings , and specifications shall be completed in accordance with : • University of Minnesota Design Guidelines , Design Deliverables , Interior Finish Standards , and Construction Standards , available at the University website at https :// cpm . umn . edu • All applicable building , life safety , and energy codes • All applicable Mechanical & Electrical codes • ADA regulations
