The City of Modesto is requesting hourly labor rates for preventative maintenance , repairs and services for HVAC and refrigeration systems in operating conditions at all times for Citywide locations , on an “ as needed ” basis throughout the year . On - call mechanical and refrigeration services will consist of individual work orders or projects to maintain , repair or improve mechanical and refrigeration systems and units for facilities owned and operated by the City of Modesto . In the event there is a system failure , the contractor shall be available for emergency service calls and arrive within two ( 2 ) hours of notification , including during afterhours . The successful Contractor shall furnish all labor ( including inspection charges ), materials , equipment , tools , licenses and insurance necessary to perform the required work outlined in this IFB . The successful Contractor shall have an adequate amount of staffing and equipment to complete the services outlined in this IFB . SERVICE SPECIFICATIONS : Contractor must have a minimum of five ( 5 ) years ’ experience and either own or have immediate access to equipment necessary to maintain , repair , and install heating , air conditioning , ventilation systems , as well as tabletop / 1 , 500 LB ice machines with bins and freezers including but not limited to the following type of jobs / equipment : HVAC System ; Check and clean evaporative coils and condensers as required ; Check operation of thermostats , controls and time clocks ; Check operations of heating and cooling systems ; Check temperature split ; Electrical wiring ; Lubricate all motors and bearings ; Insulation ; Provide , replace and date all filters ; Ensure proper duct flow ...
