A . Annual Winter Maintenance – Once a year ( February ), perform a thorough preventive maintenance , which include the following : 1 . Inspect and test general condition and overall operations 2 . Inspect and test unit thoroughly for refrigerant leaks and repair any leaks found 3 . Inspect , test and calibrate safety and operating controls 4 . Verify AMP draw against plate limitations 5 . Inspect and test operating voltages 6 . Meg test compressor motor 7 . Inspect , test , clean and tighten all electrical terminals ; inspect and test contacts for wear , replace if needed 8 . Inspect and test oil level in compressor and add or replace as needed 9 . Clean and tighten motor terminals and control panel terminals 10 . Inspect and test crankcase heater 11 . Inspect and test external interlocks , flow switch , pumps and fans , adjust as needed 12 . Adjust and replace belts as needed 13 . Inspect and test for any abnormal noises , smells or vibrations and make corrections accordingly 14 . Maintain complete operating log and record operating temperatures , pressures , and voltages B . Routine Preventive Maintenance - Three inspections ( April , June and September ) during the operating season shall be performed , which include the following : 1 . Maintain a complete operating log and record operating temperatures , pressures , voltages and amperages ; record when and what services have been performed 2 . Inspect , test and adjust operating and safety controls 3 . Inspect and test operation of crankcase heater 4 . Inspect compressor oil levels and add or replace oil as needed 5 . Inspect and test operation of control circuit and clean 6 . Inspect for refrigerant leaks and repair if needed 7 . Inspect and test water and air flow of evaporator and condenser 8 . Inspect and test super heat 9 . Inspect and test operation of all motors and starters and adjust to optimal operation 10 . Adjust and replace belts as needed . 11 . Check for refrigerant leaks and repair if needed 12 . Maintain complete operating log and record operating temperatures , pressures , and voltages C . Analysis Testing – Annually ( May ) perform various diagnostic tests and water analysis . D . Clean Condenser Coils – Two times a year ( April and September ), spray clean condenser coils . Chemical cleaning is required if scale build up exists .
