Prepare Digital Concept Design Booklet that will include : 1 . Basis of Design Narrative — Architectural , Civil , Landscape , Structural , and MEP 2 . Existing Site Aerial Image and Existing Conditions Photo Collage 3 . Conceptual Site Demolition Plan 4 . Conceptual Site Remodel Plan 5 . Space Program 6 . Conceptual Floor Plans 7 . Eight ( 8 ) Exterior Renderings total ; Four ( 4 ) for the Proposed Public Works Yard and Four ( 4 ) for Fleet Maintenance Building Consultant shall prepare an opinion of probable , Rough Order of Magnitude ( ROM ), cost estimate for this type of construction , alterations & remodels , and associated on - site and off - site improvements . To develop the conceptual design and prepare the ROM cost estimate , the consultant will define the programmatic spaces as follows : 1 . New Public Works Office Building a .
