The goal of this RFP is to enter into a contract to obtain services with the best value responder . The State has the right to cancel this solicitation if it is considered to be in its best interest . 1 . 0 Project Overview : 1 . 1 Project Scope : a . Remodel of office space on approximately 35 , 000 sf . b . Demo of six offices on 4th floor . c . Rework of offices on 2nd floor to other types of spaces such as conference rooms , huddle rooms , etc . d . Reconfiguration mechanical , electrical , low voltage , lighting , and AV design for new furniture , offices , conference rooms , etc . e . Determining newly renovated spaces are to code . f . Revaluate spaces for acoustics and wall coverings on 2nd floor . g . Provide detailed cost breakdown ( s ) to the State at end of SD , DD and CD Phase . h . A licensed architect with considerable experience in similar renovation projects shall be the lead for the consultant team . i . The State will have biweekly scheduled conference calls during the design phase . Weekly schedule on - site and / or conference calls will take place during the construction phase . j . Consultant is required to provide on - site construction administration during construction phase and provide weekly progress reports to the State . k . Deliverables for the project from design through post construction is outlined in BSADC Attachments 1 - 6 towards the back of this exhibit . l . Consultants and subconsultants need to abide by the requirements and policies of the Minnesota State Retirement Systems Guidelines located at https :// mn . gov / admin / government / construction - projects / manuals - guidelinesforms / guidelines /. m . Reference Fit plans attached Exhibit A1 – PERA Second Floor and Exhibit A2 – PERA Fourth Floor are available in SWIFT . This design may change throughout the process as we get further into design .
