I . CONDITION ASSESMENT - First time start - up inspection based on proposed price per square foot . 1 . Visit each roof area , determine as - built data , age , condition , and designate for identification . 2 . Perform detailed survey of all roof systems 3 . Identify and photograph all defects 4 . Compile an analysis for maintenance , repair and replacement scenarios 5 . For each roof area , provide an estimated service life 6 . Provide a detailed repair or replacement annual plan 7 . Document all inspections , recommendations and repairs in a online / web - based software program II . FINANCIAL ANALYSIS – to be proposed as a lump sum fee each time a Financial Analysis is requested . 1 . Provide Net Present Value cash flow analysis , based on ASTM E 917 - 93 , Standard Practice for Measuring Life - Cycle Costs of Buildings and Building Systems III . SEMI - ANNUAL MAINTENANCE AND REPAIRS – Service to be performed twice per year at proposed square foot rate for each visit in coordination with the existing warranty revisions and alterations procedures . 1 . Repair potential problems 2 . Communicate major defects and repair minor defects 3 . Identify and coordinate areas to be inspected , with Owner ’ s rep , for daily completion 4 . Analyze interior space for infiltration 8 5 . Access roof and clean debris to maintain waterways and drainage 6 . Document all repairs , per inspection with photographs ; provide an update in online software as well as a report in Excel or any comparable program within thirty ( 30 ) days of assessment 7 . Inspect all aspects of roof systems and record updated findings as described in section I . CONDITION ASSESMENT , above
