Project Description : The Alaska Housing Finance Corporation is seeking bids to remove , dispose , furnish and install 30 new 40 - gallon indirect - fired water heaters at Spruce Park Housing Complex in Fairbanks , AK . The successful bidder shall remove and properly dispose of 30 existing Amtrol side arm water heaters , and furnish and install 30 new IBC 40 gallon indirect - fired water heaters . Contractor may bid equal or better system with sufficient justification including but not limited to maintenance considerations , use in local market , and availability of parts through local supply houses . Acceptance of bids for alternative systems shall be at the sole discretion of the Contract Administrator . Where an alternative model product is desired , the bid must clearly identify the make , model , manufacturer , as well as clear and concise justification for the choice . Bids shall include new expansion tanks , T & P valves , air release valves , mixing valves , isolation valves , earthquake straps as well all pipe , valves , and fittings to connect to domestic hot water , building heat and hot water supply , as practicable and appropriate to maintain compliance with contract terms and building codes . Pipes are to be insulated and directional markers affixed , existing insulation and markers may be reused . Each of the 15 properties has a single boiler room containing two boilers and 2 water heaters totaling 30 water heaters . Boiler rooms are accessed from a separate exterior door and unit access will not be needed . Replacement or repair of high / low voltage electrical systems is not anticipated ; repairs to these systems and components will be addressed through the change order process if necessary . Successful bidder responsible for all costs associated with completion of the contract , to include but not limited to permits , materials , labor , warranty registration , and complete installation . Contractor is to provide completed pictures of each boiler room and water heater to include manufacturers label with legible serial numbers . 2 Manufacturer provided O & M materials shall be turned over to Site staff prior to final completion , they may be provided digitally or physically . O & M material shall include all warranty information , for both parts and labor , and will identify installed products to facilitate identification and future maintenance .
