The Tenant Representative shall represent the Agencies in all manner of operating lease negotiations . Tenant Representative ’ s Scope of Work includes , but is not limited to , the following : 2 . 1 . 1 . 1 . Analyzing and defining Agency space requirements ; 2 . 1 . 1 . 2 . Identifying appropriate space to meet the space requirements of Agencies and as directed by GSD ’ s designated representative ; 2 . 1 . 1 . 3 . Researching and providing current market and supporting data for current or future space needs ; 2 . 1 . 1 . 4 . Renegotiating , renewing , amending , and recasting existing leases ; 2 . 1 . 1 . 5 . Presenting and touring potential spaces to Agencies for site selection ; 2 . 1 . 1 . 6 . Soliciting leasing proposals from potential landlords ; 2 . 1 . 1 . 7 . Initiating and presenting lease proposals and lease counter - proposals to potential landlords ; 2 . 1 . 1 . 8 . Providing financial analysis for comparison of space options ; 2 . 1 . 1 . 9 . Negotiating the most favorable lease terms for the Agency ; 2 . 1 . 1 . 10 . Assisting with tenant improvement construction management 2 . 1 . 1 . 11 . Providing space planning assistance ; 2 . 1 . 1 . 12 . Preparing lease documents , the Agency as the lessee ; 2 . 1 . 1 . 13 . Preparing non - binding letters of intent ( LOI ); 2 . 1 . 1 . 14 . Assisting in strategic planning ; and 2 . 1 . 1 . 15 . Providing any other service or information necessary to facilitate leasing for existing and new space requirements . 2 . 1 . 1 . 16 . Supporting ADOA with lease market analysis materials when requested . 2 . 1 . 2 . Throughout the Contract term , the Tenant Representative shall continue to represent the Agency through the life of any lease ( s ) it negotiates , to ensure a landlord is fully complying with lease requirements and responding to reasonable agency needs and complaints . The Agency will manage day - to - day lease administration with ADOA support as needed .
